This paper firstly introduces the difficulties confronted by Chinese commercial property industry. Then it summarizes the develop trend of commercial property industry in 2009. In the paper，the author points out that the commercial property is a comprehensive industry which possesses the characteristics of real estate，commerce and investment. However，it is distinct from pure investment and commerce and also different from traditional real estate industry. This industry has its own characteristics，such as high risk，high return，big investment and long duration etc. Since the commercial property is hard to raise money，the author summarizes the use of REITs abroad to raise money for commercial property and its development in China.
