China’s economy has entered a new normal，rising costs of resources，labor and logistics increase the cost of enterprise and the construction cost of new industrial cities Under this background，how to attract enterprise into the park and how to get more profits are important to development the new industrial city So，it is necessary to study the operation mode of new industrial city This paper is according to the nature and characteristics of operation subjects，it divided the operation mode of China’s new industrial city into three modes，they are government-enterprise joint，real estate & investment and service operation mode Based on typical cases，we summarized the three operation modes in operation characteristics，service system and profit sources On this basis，this paper proposed some suggestions to promote the innovation of new industrial cities.
