    2017~2018年延安市房地产业发展报告

    摘要

    2017年延安市完成全社会固定资产投资1283。65亿元,比上年下降5。6%;完成房地产开发投资63。94亿元,较上年同期下降17。86%;房屋施工面积、竣工面积较上年都有较大增长,商品房销售面积及销售额大幅度增长。2018年延安市房地产投资高速增长,房屋施工面积稳定增长,但商品房竣工面积和销售面积大幅回落,房地产市场呈现供给小于求的状况,商品房价格涨幅较大。近两年,延安保障性安居工程建设力度较大,一直走在全省前列。在延安经济增长乏力的背景下,预计2019年延安房地产市场增势平缓,老城区房价还有上涨趋势,新区房价已缺乏上升空间。

    Abstract

    In 2017,the amount of fixed assets investment in Yan’an City reached 128.365 billion,which suffered a decrease of 5.6% compared with 2016. Besides,the sum of real estate development investment which totaled 6.394 billion Yuan also witnessed a decrease of 17.86% in comparison to last year. As regards to area of construction and completion of buildings,both increased considerably compared with the previous year. Also,commercial housing sales area and sales amount increased substantially. In 2018,the amount of real estate investment grew rapidly and the construction area increased steadily. However,the completed area and sales area of commercial housing fell sharply. Moreover,the supply of real estate market was less than demand,and the price of commercial housing rose sharply. In the past two years,the construction of security housing projects in Yan’an has been vigorous,and has been in the forefront of the province. Against the background of weak economic growth in Yan’an,it is expected that the real estate market in Yan’an will grow slowly in 2019. The housing prices in the old district of Yan’an will probably continue to rise,whereas there seems to be limited room for the housing prices in the new district of Yan’an to rise further.
