本报告对近年杨凌示范区房地产市场发展现状进行分析并预测其未来发展趋势,以期为示范区房地产市场的健康稳定发展提供决策依据。杨凌示范区经济总量及居民收入稳步提高,但增长速度趋缓。在此背景下,房地产投资额经历了较大幅度波动,房地产投资额占固定资产投资额比重由2016年的超过20%降至2017年的9。82%。近年来,商品房施工面积高于竣工面积。房地产销售面积呈不断上升的趋势,其中,2017年销售面积较上年增加22。80%。2017~2018年前三季度,普通住宅销售价格维持稳定,增长率为2。48%。二手房市场呈繁荣发展,2018年前三季度二手房价格较2014年定基增长34。04%。在积累了大量经验的基础上,保障性住房及住房公积金异地贷款进程稳步推进。基于对近年杨凌示范区房地产市场发展的判断,预计2019年示范区房地产业仍将延续前期的平稳态势。
<<This report analyzes the development status of the real estate market in Yangling demonstration zone from 2014 to 2018 and predicts the future trend. So as to provide decision-making basis for the healthy and stable development of the real estate market in the demonstration zone. The analysis shows that the economic and resident income of Yangling demonstration area is increasing steadily and the growth rate is slowing down. In this context,the real estate investment has experienced considerable fluctuations. The proportion of real estate investment in fixed assets decreased from over 20% in 2016 to 9.82% in 2017. Recent years,the construction area of commercial housing is higher than the completed area;The sales area of real estate shows a rising trend,of which the sales area in 2017 is 22.80% higher than that of the previous year. From 2017 to 2018,the sales price of ordinary residential buildings maintained a stable annual growth rate of 2.48%. The second-hand housing market is booming. The price of second-hand housing in the first three quarters of 2018 is 34.04% higher than that in 2014. On the basis of accumulated a lot of experience,the process of loans for low-income housing and housing provident fund in different places has been steadily advanced. Based on the judgment of the development of the real estate market in Yangling demonstration zone in recent years,it is expected that the real estate industry in the demonstration zone in 2019 will continue the previous stable situation.
