国内服务式公寓早期借鉴了国际服务式公寓发展模式,中期随着都市金领的需求提升,开始聚焦于物业坪效和专属服务,逐渐成为市场上的主要力量。通过多年的不断运营,国内服务式公寓品牌在体系、服务、经营板块方面都有一定建树,且本土化能力较强,研究国内服务式公寓对于住房租赁行业的可持续发展具备指导意义。通过对区域品牌、传统品牌以及酒店系品牌发展演变的关注,可以更加清晰地预测未来规律,即在规模上通过快速复制取得行业地位,在服务上通过迭代产品满足多样化客群需求,在成本上通过集约化运营实现盈利。
<<In the early years,domestic service residence brands learnt advanced experience from the international service brands. Recently,domestic service residence brands start to increase the area-effectiveness and improve dedicated service with the demand of Gold-collar worker upgrading,and domestic service residence brands are becoming an important driving force on the market. Nowadays domestic service residence brands made certain achievements in brand construction,service and operation,the mature localization strategy also become one of their advantages. Doing case study of domestic service residence brands is meaningful for the sustainable development of Chinese rental housing industry. We could make clear forecast for the development of rental housing industry,by taking attention to the development and evolvement of the regional brands,traditional brands and the brands with hotel background,which are,the top brands of service residence brands need to do rapid expansion to obtain the leading position in the industry,upgrade service and interact product according to consumers demand;and operate intensively to reduce operational cost and boost profit.
