2018年奉贤区房地产市场在“房子是用来住的,不是用来炒的”基调下严格执行宏观调控政策,继续加快建立多主体供给、多渠道保障、租购并举的住房制度体系,加快建立健全长效机制。2017~2018年奉贤区房地产开发投资持续增长,房地产建设经营规模略有增长;但是商品房销售面积缩窄,商品房销售额缩量继续扩大,尤其是非普通住房;并且,奉贤房地产市场融资环境继续缩紧,融资中的自筹资金占比最高,其次是国内贷款,个人按揭贷款降幅较大。可以预测,2019年奉贤房地产市场在“控风险”的大环境下,房地产融资环境持续缩紧,商品房销售在一段时间的减少后会有所增长,而房地产开发投资和经营建设稳步增长,从短期来看,奉贤区房地产市场仍处于一段理性调整期,但从长期来看,奉贤区的房地产市场总体上呈现增长的趋势。
<<In 2018,Real estate market of Fengxian district insists that “the house is used to live,not to fry”,and strictly implements macroeconomic regulation,and continues to accelerate the establishment of a housing system that includes multi-subject supply,multi-channel support and promoting renting and purchase simultaneously,which establish a long-term mechanism. During 2017 to 2018,Real estate development investment in Fengxian district continues to grow,and real estate construction operation scale slightly increased. But the sales area of commercial housing shrinks,and the contraction of commercial housing sales continues to expand,especially the non-ordinary housing. Financing environment of Fengxian real estate market continues to tighten,in which self-raised funds account for the largest proportion of financing,followed by domestic loans,and personal mortgage loans decline significantly. This paper can forecast that financing environment of Fengxian real estate market will tighten in 2019 under the theme of “control risk”,and commercial housing sales will increase after a period of contraction. In the short term,the real estate market in Fengxian district is still in a period of rational adjustment. However,in the long run,the real estate market in Fengxian district shows an overall trend of growth.
