青年人口的住房问题在世界各国都引起重视。本文将在青年住房拥有的国际比较的基础上,利用2010年6所“985”高校毕业生的调查数据,首次系统阐述“80后”知识精英的住房拥有状况及其影响因素。这部分人群是否安居乐业对于维护社会稳定、缩小贫富差距有重要意义。研究发现,“985”高校毕业生总体的住房拥有率低于发达国家同龄青年的住房拥有率,但是高于我国城镇青年的平均水平,而且已婚毕业生的住房拥有率高于发达国家同龄已婚青年的住房拥有率;有房毕业生的父母家庭背景较好,生活质量更高,体现了社会分化;父母资助情况、婚姻状态和年龄是影响住房拥有的最重要因素,但是独生子女和居住在一线城市对住房拥有状况的影响不显著。分析结果强调了住房日益重要的社会分层功能,因此需要政府加大房地产调控力度,加强住房保障政策,防止代际流动不平等和贫富差距的进一步扩大。
<<Housing of the young people is an important issue in every country. Based on an international comparison of home ownership of the youths and using the survey data on “985” university graduates in 2010,this paper systematically formulates home ownership of the post-1980 young intellectual elite and its influencing factors. It is found that home ownership rate among the “985” university graduates is lower than it among youths at the same age cohort in developed countries,but higher than the average rate of the urban youths in China;and home ownership rate among the married graduates is higher than it among married youths in developed countries. The graduates who own houses tend to have better-off parental family background and higher life quality,which indicates social disparity. The factors that have most significant influence onto home ownership are financial aid from parents,marriage status and age,while being a singleton and living in the metropolitan cities have insignificant influence. The findings emphasize the increasingly important role that house plays in social distinction,and suggest the government should enhance regulation of the real estate sector as well as the housing security system,in order to prevent more severe inequality in intergenerational mobility and social disparity.
